The plan will work with the focus group to assess a range of alternatives for future in-fill development, mixed use and /or higher density land use scenarios for the downtown CDB Study Area. The assessment will consider related impacts including visual impacts, relationship to adjacent neighborhoods, historic preservation policies, existing zoning and Land Use and Development Codes for the downtown and River Corridor Overlay Zones for the downtown CBD. The City recognizes that there is a growing demand for increased densities in the downtown area. This trend will have an adverse affect on the quality and character of the current downtown conditions.
